Q: What is the size of Florida Premier Properties standard lot?
A: The standard lot is 10,000 square feet (approximately ¼ of an acre). All lots are approved for the immediate construction of a single-family residence.

Q: Can I build a home on the land?
A: Yes. All of the properties we sell are zoned for single family or duplex homes. Of course, you would need to obtain the proper building permits before you begin construction. And although you can build anytime you wish, there is no requirement to build. We never sell land that has a requirement to build.

Q: Are water services installed on the properties you sell?
A: Most of the properties we sell are located in areas that are served by city water, and water service may be obtained by simply connecting to the water supply near the property line. In those cases where city water is not available, it will be necessary to drill a well. Every property we sell has water available, from either a well or city water supply. The cost of drilling a well is very reasonable. Again, be sure to read the individual property page for water information about that specific property.

Q: Do the properties have electricity and telephone service?
A: Yes. Our properties are located close to major population areas, rather than in rural areas, and electric and telephone service are accessible.

Q: Are sewer services installed on the properties you sell?
A: Many of the properties we sell are located in areas that are served by city sewer services. In these cases, sewer service may be obtained by simply connecting to the sewer pipe near the property line. If city sewer service is not available, however, it will be necessary to install a septic tank. Every property we sell has the necessary county permissions to install a septic system. Again, be sure to read the individual property page for sewer information about a specific property.

Q: Are there roads leading to your properties?
A: Yes. All of the properties we sell are accessible by car, with paved roads all the way to the property line. We will not sell a property that does not have road access.

Q: Who pays the property taxes on the land I buy from Florida Premier Properties?
A: You will be billed directly by the County tax collector for the annual property taxes, which are due by March 31 of each year.

Q: Is Florida Premier Properties a Realtor/Broker?
A: No. We are not Realtors or Brokers. We are the owners of all properties on offer in this website and have engaged licensed Brokers and Agents to market our properties.

Q: Who owns the properties sold by Florida Premier Properties?
A: All of the properties we sell belong to Florida Premier Properties or one of our other Florida Premier Properties Group companies. We do not sell land that belongs to other companies or individuals. In addition, we do not sell land for other parties. All of the land we sell belongs to us.

Q: How do you acquire your properties?
A: We buy our properties through private parties, trusts, estate sales, foreclosures, government tax sales, real estate auctions, etc. By shopping the market for the best properties at the lowest prices, we are able to offer outstanding values to you, our customers.

Q: Are there any liens on the properties?
A: No. There are no liens on any of the land we sell. We guarantee that any property we sell to you will have clear title, free of any type of lien—encumbrance, mortgage, loan, back taxes, contractors lien, or any other type of lien. In fact, Florida Premier Properties backs this guarantee by providing a title insurance policy to ensure your peace of mind.

Q: What is the zoning of these properties?
A: All of the properties we sell are zoned for residential use. We guarantee that a home can be built on all of our parcels.

Q: What cities can be found near the City of Citrus Springs?
A: The nearest major city, Ocala, is just 28 miles from Citrus Springs. Other nearby cities include Gainesville, which is 56 miles away, Tampa, which is 78 miles away, and Orlando, just 80 miles away.

Q: What airports are near the City of Citrus Springs?
A: Tampa and Orlando International Airports are only 86 and 95 miles, respectively, from Citrus Springs, and Gainesville Regional Airport is within 43 miles of Citrus Springs.

Q: Is the land approved for a septic system?
A: Some of our lots, especially those on paved roads and within city limits, may have sewer service available in the street. But for most of the parcels we sell, there is no city sewer service available. In these cases, you, the buyer, must have a septic system installed. We have never sold a property (to our knowledge) which did not "perk" for a septic system. Septic systems typically start around $1,000.

Q. What kind of guarantee do I get when I buy property from Florida Premier Properties?
Because we know we are selling quality land, at a fair price, we're proud to offer three guarantees. Basically, we offer a guarantee that a home can be built on your site, that you can build a home at any time in the future, that your property is in a deed restricted community and a free-and-clear title guarantee. It’s no wonder that, in a recent customer survey, 100% of the buyers who replied said they would do business with us again!

Q: How much are the closing costs?
A: If you purchase from us, there are no closing costs. Zero. Our goal is to make property ownership affordable, and one of the ways we make this possible for you is by not charging you for closing costs. We pay all of the fees for title insurance, transferring the property (transfer tax, recording fees, etc.). There are absolutely no hidden fees, no surprises. You pay only the listed price of the property—not one cent more.

Q: Do I pay any kind of sales tax or real estate transfer tax when I buy land from Florida Premier Properties?
A: No. In some states, there is no transfer tax or sales tax. In other states, a tax is required. In states where a tax is required to be paid, we pay the tax for you. We want this to be an easy, simple transaction, with as little out-of-pocket expense for you as possible.

Q: Isn’t buying property a paperwork nightmare?
A: Not when you buy from Florida Premier Properties. In fact, you’ll find that buying land from us is easier and requires far less paperwork than buying a new or used car. When we receive your down payment, we will prepare your closing papers and forward them to you for your signature. Sign the papers and return them to us within 7 days. That’s it!

Q: Should I visit the property before buying?
A: The decision is yours. We welcome you to visit the land if you choose. Many buyers, however, purchase property from us sight unseen, via our network of brokers and agents. With our strong guarantees, buyers are comfortable buying without first inspecting the property. Florida Premier Properties has already viewed and inspected the actual property.

Q: Isn’t it risky to buy property without visiting it first?
A: While a degree of risk is involved, Florida Premier Properties offers a six month trade option to minimize your risk and ensure your satisfaction. If you decide, within six months of purchase, that the lot you’ve chosen is not the one for you, you can trade that property for any lot in our inventory with a price tag equal to or greater than the original property. You pay only the difference in price between the two properties—there are no additional fees.

Q: If I change my mind after I purchase one of your lots, can I get a refund on my down payment or other payments?
A: No. All down payments, payments in full, and monthly payments are nonrefundable. For this reason, we encourage you to ask questions and investigate the property before you purchase.

Q: Can I buy more than one property?
A: Yes, you can buy as many properties as you wish from Florida Premier Properties.

Q: When will I get the deed and title policy to my property?
A: When we receive your down payment, the deed will be drawn up, notarized, and sent to the county to be recorded. We will also send a copy to you; you will receive the original from the county after the deed is recorded. You should receive your deed within 30 to 60 days.
